Construction is underway on a new retail plaza at the southwest corner of Wesley Chapel Boulevard and Gateway Drive that will bring two Darden-owned restaurants and a national dental brand to one of the fastest-growing stretches of the south Wesley Chapel commercial corridor.
The project, known as Gateway Plaza Retail Center, is rising on a parcel just west of Interstate 75, near The Grove and the cluster of businesses along Old Pasco Road that already includes Slim Chickens, an urgent care clinic, and several other retail and service tenants.

Based on publicly available development records, the plaza will be anchored by an Olive Garden, with a Seasons 52 as the second restaurant and a Heartland Dental office rounding out the project on the east side of the site, with its entrance off Gateway Drive.

Where the Plaza Is Going
For drivers familiar with the area, the new plaza is taking shape on a parcel sandwiched between the existing south-side businesses along Wesley Chapel Boulevard and the I-75 interchange. The site sits along Centerline Drive, the small frontage road that runs behind Slim Chickens and ties into the larger commercial cluster around The Grove and Old Pasco Road.
The location places the project squarely inside one of the heaviest commuter traffic corridors in south Wesley Chapel, with direct access to S.R. 54, I-75, and the S.R. 56 interchange a short drive south.

Olive Garden
Olive Garden is the most familiar name on the tenant list and the one Wesley Chapel residents have been asking about for years. According to development filings reviewed by industry trade publications, the Wesley Chapel store would slot in as roughly Florida’s 80th Olive Garden, joining a state lineup that already trails only Texas in total locations. For many central and east Pasco residents, it would also be the closest Olive Garden, replacing trips to Tampa or Brandon.
Seasons 52
Seasons 52 is the more upscale of the two Darden concepts headed to the plaza. The brand is built around a seasonal menu, wood-fire grilling, and an extensive wine list, and was founded in Orlando in 2003. Each entrée is kept under 595 calories, and the chain’s name reflects its 52 wines available by the glass. With fewer than 50 Seasons 52 restaurants nationwide, the addition is a notable one for the Wesley Chapel market.
Heartland Dental
Heartland Dental, based in Effingham, Illinois, is the largest dental support organization in the United States, supporting more than 1,900 offices across 39 states and Washington, D.C. The Wesley Chapel office will sit on the east side of the plaza with its entrance off Gateway Drive, separating it from the restaurant traffic on the Wesley Chapel Boulevard frontage.
The Gateway Plaza project reflects the continued buildout of south Wesley Chapel’s commercial spine along S.R. 54, where developers have steadily added restaurants, medical offices, and retail tenants to keep pace with the area’s population growth. For local drivers, it also means more dining and service options without making the longer trip down I-75 toward Tampa or over to the S.R. 56 corridor.
Where Things Stand
Site preparation work has already started on the parcel, and Pasco County records list Shoppes at Gateway, LLC as the project entity. The site developer is WMG Development, a real estate arm closely associated with Heartland Dental’s national expansion strategy, which helps explain why the dental office is being co-located with the two Darden restaurants in the same plaza.
Opening dates for any of the three tenants have not been publicly released, and additional details on construction timelines, signage, and final building layouts are expected as the project moves through later stages of the Pasco County permitting process.
