Wesley Chapel home values keep slipping as Tampa Bay posts one of the steepest price drops in the US
Wesley Chapel's median listing price is down more than 5% from a year ago and mortgage rates have climbed near 7%, mirroring a Tampa Bay-wide slide that Realtor.com ranks among the nation's steepest.

Wesley Chapel prices follow a regional slide
Even as Wesley Chapel's median prices fall year over year, sellers aren't necessarily discounting heavily to close deals: homes that do sell are still fetching about 99% of their final asking price, according to Realtor.com's September data. That suggests much of the area's price drop reflects sellers adjusting listing prices upfront rather than buyers haggling sellers down after an offer is made.
The slowdown isn't uniform across Wesley Chapel. Realtor.com's ZIP-level breakdown shows a median listing price of $424,500 in ZIP 33543 compared with $450,000 in ZIP 33545, a reminder that the broader area-wide figures mask meaningful differences between neighborhoods.

Tampa Bay among the steepest declines nationally
The softening isn't unique to Wesley Chapel. Across the Tampa-St. Petersburg-Clearwater metro, Realtor.com's September report found the median listing price down 6.6% year over year to $385,398, according to the Tampa Bay Business and Wealth report on that data. Measured by price per square foot, the metro's 6% decline ranked as the second-steepest among the nation's 50 largest metros, trailing only Austin.
More than a quarter of Tampa Bay listings, 27.5%, carried a price cut even as active inventory and new listings both declined from a year earlier — an unusual combination of shrinking supply and growing seller concessions.
Mortgage rates add pressure
The price slide is unfolding as borrowing costs climb. Freddie Mac's 30-year fixed mortgage rate jumped to 6.95% in mid-September, the highest reading since January 2025, according to Realtor.com's research team. Higher rates squeeze both buyers' purchasing power and sellers' incentive to list, a dynamic playing out in Wesley Chapel's own slowing sales pace.
