Plans were submitted this week for a 51,965-square-foot Rivian service center on Grand Cypress Drive, on an outparcel behind the Total Wine & More at Cypress Creek Town Center, near the interchange of State Road 54 and Wesley Chapel Boulevard. For Wesley Chapel drivers, it would put warranty work and repairs for the electric truck brand a few minutes off I-75 instead of a trip into Tampa.
The nearest Rivian service center today is the company's service and demo center at 701 N. Dale Mabry Hwy. in Tampa, roughly 25 miles south. Its service department runs 8 a.m. to 6 p.m. Monday through Friday and 9 a.m. to 4 p.m. Saturday, and is closed Sunday. That is the drive an owner in Meadow Pointe or Seven Oaks currently makes for anything the mobile service van cannot handle in a driveway.
For scale, that is about half the size of the full-scale Home Depot proposed a short distance away in the same retail node. Rivian's larger sites typically combine service bays, parts storage and customer space under one roof, and the company has been adding locations across the country ahead of the R2, its smaller and cheaper SUV.
The corner it would land on
Grand Cypress Drive is the loop road that serves Tampa Premium Outlets at 2300 Grand Cypress Dr. Cypress Creek Town Center sits alongside it, and Total Wine took over the former Earth Fare space at 25535 Sierra Center Blvd. in that center. The Pasco County address block reads Lutz, but this is the shopping corner most Wesley Chapel households treat as their own.
It is also the busiest stretch of new commercial filing in this part of the county. Local news reports say Home Depot has submitted initial plans for a 107,600-square-foot store with a 28,000-square-foot garden center and about 350 parking spaces on roughly 11.5 acres near SR 56 and Wesley Chapel Boulevard, across from the outlets. No opening date has been attached to that project either.
The outlet property itself has been in motion. The Cheesecake Factory opened there on Nov. 11, 2025. In January, Saks Off 5th, the mall's original anchor, announced it would close permanently in March after its parent company filed for Chapter 11 bankruptcy, which leaves the largest box on the property empty.
EV traffic is already here
The charging infrastructure arrived before the service bays did. Charging-network listings show six 350-kilowatt CCS fast chargers operating around the clock in the outlet parking lot at 2300 Grand Cypress Dr., the kind of stop that already pulls electric vehicles off I-75 for 20 minutes at a time.
A service center works differently. It brings scheduled appointments, loaner vehicles, parts deliveries and a steady flow of trucks turning off Grand Cypress Drive on weekday mornings, which is the same window when the outlets and the surrounding restaurants are quiet.
What happens next
Submitted plans are the start of the process, not the end of it. Pasco County routes commercial site plans through planning and engineering review, and construction permits follow only after that review clears. Neither a groundbreaking date nor an opening date has been set.
