Proposed Development Near Tampa Premium Outlets Sparks Debate Among Wesley Chapel Residents

WESLEY CHAPEL FL - A significant development proposal is in the works for a large tract of land near the Tampa Premium Outlets, just southwest of the popular shopping destination. The owners of the King Ranch property have officially submitted a petition to rezone 328 acres of agricultural land located near the northwest corner of I-75 and County Line Road. This proposal has sparked mixed reactions among local residents.

 

 

The proposed King Ranch Master Planned Unit Development (MPUD) seeks to transform the area by introducing a mix of employment, retail, office, and residential spaces. Specifically, the development plan includes:

 

  • Employment Center Use: 600,000 square feet designated for industrial purposes, target industries, corporate business parks, hotels, and similar facilities.

  • Retail Use: 353,000 square feet for various retail outlets.

  • Office Use: 52,200 square feet allocated for office space.

  • Multi-Family Residential: 548 apartment units.

 

In addition to these entitlements, the project also plans to extend Wesley Chapel Boulevard to connect with County Line Road, potentially improving access to the new development.

 

The proposed development has garnered a range of opinions from Wesley Chapel residents. Some see the project as a positive step forward, offering new housing options and boosting the local economy. However, others express concerns about the impact on already congested traffic conditions in the area.

 

Before any construction can begin, the rezoning petition will undergo a series of public hearings before the Planning Commission and the County Commission. Dates for these hearings have yet to be determined, but they will provide an opportunity for community members to voice their opinions on the proposed development.
