Permits Issued for Second Publix Near Wiregrass Ranch, Delivery Set for 2027
A roughly 49,000-square-foot Publix with its own liquor store is rising at Wiregrass Commons on Wiregrass Ranch Boulevard, less than half a mile from the existing Hollybrook Plaza store, which Publix says is staying open.

A second Publix is officially under construction near Wiregrass Ranch, and this time it's going up less than half a mile from the one Wesley Chapel already has. Pasco County issued a building permit on December 24, 2025, for a roughly 48,848-square-foot supermarket, plus a 2,100-square-foot Publix Liquors, at a new shopping center called Wiregrass Commons on Wiregrass Ranch Boulevard near State Road 54. The project is now listed as "Coming Soon" on Publix's own website, with an estimated delivery in the third quarter of 2027.
The store carries the designation Publix #1504 and will sit at 5480 Wiregrass Ranch Blvd., across from the Walmart Supercenter. Crossman & Company is developing the site.
That puts two full-size Publix stores within walking distance of each other along one of Wesley Chapel's busiest corridors. The existing Publix at Hollybrook Plaza, at 5400 Bruce B. Downs Blvd., recently went through renovations. Publix has confirmed that store is not closing, which means the Wiregrass Ranch area will be home to two Publix locations operating at the same time, at least for now.
What the new store will look like
Permit and marketing material for the project describe a newer Publix format rather than a standard grocery box. The Wiregrass Commons store is expected to include an olive bar, acai bowls and smoothies, a hot food buffet, an expanded bakery, a drive-thru pharmacy, and a bar area serving coffee, wine, beer and kombucha on tap. It's the same prototype Publix has already brought to its Innovation Springs location on Overpass Road.
The 2,100-square-foot liquor store built into the plan is roughly the size of a small standalone shop, far bigger than the liquor counters tucked inside most older Publix stores.

Why two stores so close together
Wesley Chapel and the Wiregrass Ranch area have added rooftops for years, and grocery demand has followed. A second Publix within a half-mile of the first is unusual anywhere, but it signals how much residential growth the corridor around SR-54 and Wiregrass Ranch Boulevard has absorbed. For shoppers, it means a shorter drive or a shorter wait at checkout during the evening rush, once the new store opens.
Construction is expected to ramp up now that permits are in hand. Publix has not released an exact opening date beyond the third-quarter 2027 delivery estimate from its developer, and the company has not said whether the Hollybrook Plaza store's hours, staffing or layout will change once its new neighbor opens.
