First Apartments Open at The Oasis at Two Rivers in Wesley Chapel

The first residents can now sign leases at The Oasis at Two Rivers, an eight-building, 344-unit apartment community on the south side of SR-56 that opened leasing on Aug. 27. It is the first residential phase to actually welcome move-ins inside the sprawling Two Rivers development, a project that has been debated, amended and approved by Pasco County for years before a single door opened.

For a project measured in thousands of acres and thousands of future rooftops, that makes The Oasis a small but real milestone. Families who have watched dirt move along SR-56 between Morris Bridge Road and U.S. 301 can now walk through a finished unit instead of a rendering.

What's inside

The Oasis offers eight floor plans across one, two and three bedrooms. The smallest one-bedroom, called the Serenity, runs about 818 square feet. The largest unit, a two-bathroom three-bedroom called the Vista, comes in at roughly 1,316 square feet. In between are four two-bedroom, two-bathroom layouts ranging from about 1,140 to 1,219 square feet.

Every unit includes smart-home technology, keyless entry and USB power outlets. Kitchens come with Whirlpool stainless steel appliances, quartz countertops, 42-inch soft-close wood cabinets and breakfast bars. Units also have full-size washers and dryers, walk-in closets, nine-foot ceilings and crown molding. Some apartments add faux-wood flooring and screened-in balconies.

Amenities on site

The clubhouse runs about 11,000 square feet and includes an entertainment room, a coffee bar, private workstations and a 24-hour fitness center with a circuit workout area. Outside, residents get a beach-entry pool with cabanas, a screened-in lanai and summer kitchens, plus a pickleball court, a cornhole area, a dog park and a pet-wash station. Garages, extra storage and dedicated EV charging parking are also available.

Part of a much bigger build-out

The Oasis sits inside Two Rivers, the roughly 6,000-acre master-planned community the Thomas family has developed on both sides of SR-56 between Morris Bridge Road and U.S. 301, straddling the Pasco-Hillsborough line. The Pasco side alone covers about 3,500 acres, and county entitlements approved for the project call for 4,047 single-family homes, 514 townhomes, 108 villas and 1,878 multifamily units, along with a 300-bed assisted living facility, a 480-room hotel, up to 1.3 million square feet each of retail, office and industrial space, an 85-acre county district park and a 35-acre surf park.

Construction on Two Rivers began in late 2022, after the SR-56 extension to U.S. 301 opened in 2019. Homes on the north side of SR-56 went up fast once that road connection was finished, and builders and county planners expect most of the residential build-out on the Pasco side to wrap within the next two to three years, with commercial pieces taking longer.

What's still coming

The apartments are only one piece. A Publix has been announced for the development, along with a private club, schools and the county park purchase on the south side of SR-56. The surf park, a 35-acre lagoon-style attraction with 700 parking spaces, has been talked about as opening sometime in 2027, though no firm construction timeline has been set for that piece. Pasco County has not said when the next residential phases inside Two Rivers will open for leasing or sale.
