Environmental and Community Benefits

The resort's design incorporates environmentally friendly features, including a landscaped buffer along Lake Iola Road, native and drought-tolerant plantings, and energy-efficient LED lighting to minimize light pollution. The project promises significant economic benefits for the local community, with an estimated annual economic impact of $15.7 million, including $7.8 million in taxable revenue. The resort will also generate approximately $65,000 in annual real estate taxes upon completion.

The development plans require changes to Pasco County’s Comprehensive Plan and Zoning, with public hearings anticipated this summer. If approved, construction is expected to begin within the next three years.
