The North Pasco RV Resort will feature 550 RV sites equipped with full hookups for cable, electricity, water, and wastewater. Vacation rental options will include Airstreams, yurts, and resort cottages, all designed with Old Florida charm.

  • An 18,000-square-foot main lodge with an open-air deck

  • A 3,000-square-foot clubhouse with laundry facilities and gathering areas

  • Two swimming pool areas: a resort-style pool with cabanas and a lap pool with a spa

  • A central sports complex with pickleball, tennis, and basketball courts

  • An open-air lawn for special events

  • A sundry shop for convenient grab-and-go items

  • Multiple playgrounds and dog parks

  • The Lake Moody Nature Center with a fishing pier and watercraft launch

  • A 1.5-mile multi-use nature walk

 

 

Environmental and Community Benefits

The resort's design incorporates environmentally friendly features, including a landscaped buffer along Lake Iola Road, native and drought-tolerant plantings, and energy-efficient LED lighting to minimize light pollution. A state-of-the-art wastewater treatment plant will ensure water quality and support irrigation needs.

The project promises significant economic benefits for the local community, with an estimated annual economic impact of $15.7 million, including $7.8 million in taxable revenue. The resort will also generate approximately $65,000 in annual real estate taxes upon completion.

 

Timeline and Approval Process

The development plans require changes to Pasco County’s Comprehensive Plan and Zoning, with public hearings anticipated this summer. If approved, construction is expected to begin within the next three years.
