299-Home Community Set for Kenton Road Steps From the Rising Johns Hopkins Children's Campus

National homebuilder PulteGroup has finalized the purchase of a 136-acre tract along Kenton Road, just south of Elam Road, and plans to build a 299-home community called The Enclave at King Lake — placing hundreds of new rooftops less than a mile from the Johns Hopkins All Children's campus now rising in east Wesley Chapel. For families already watching this corridor fill in, it's another sign that traffic, school demand and the everyday texture of the area are about to shift again.

The Atlanta-based builder announced the deal this month, according to local media outlets. Development is expected to begin in August 2026, with home sales slated to start in late 2027.

What's planned

The community will blend two housing types on the property, which sits in one of the fastest-growing pockets of Pasco County. Per PulteGroup's announcement, the split breaks down like this:

The townhomes will come with one- and two-car garages. All the homes are being marketed with modern, flexible floor plans, the builder said. Planned amenities include a resort-style pool, a cabana, walking trails, neighborhood parks and open green space for recreation and gathering.

PulteGroup declined to disclose what it paid for the land. County records show the pasture parcel last sold in 2022 for $17.8 million to an entity tied to a Greenville, South Carolina, real estate firm; those records had not been updated to reflect the Pulte purchase price.

The children's hospital next door

The Enclave's biggest neighbor is hard to miss. Johns Hopkins All Children's broke ground in 2025 on a new 114-acre campus less than a mile away, a project expected to create more than 300 jobs. According to the health system, the Wesley Chapel hospital is planned as a 56-bed facility slated to open in 2027 — roughly the same window Pulte expects to start selling homes.

That timing is the part east-side residents are likely to feel most directly: a major employer and a large new subdivision arriving on the same stretch of Kenton Road within about a year of each other.

Why it matters here

Over the past decade, Wesley Chapel has become one of Tampa Bay's fastest-growing communities, pulled along by steady residential and commercial investment and access to jobs and schools. The Enclave adds to that momentum on a two-lane stretch that many nearby families use daily.

For residents, the practical questions are the familiar ones that come with every new community in this area: how the added homes and hospital traffic will move along Kenton Road, which schools will absorb the new students, and how the character of a still semi-rural corridor changes as pasture gives way to rooftops.

Those answers will take shape over the next couple of years as site work begins and the hospital nears completion. For now, the land deal is done and the plans are set: 299 homes, a resort-style pool and trails, sitting alongside a children's hospital campus that wasn't there a few years ago.
